During the early phase of a renovation, it's crucial to conduct a thorough inspection of the property. This is especially important for newly built or unfinished houses. A detailed evaluation of the house's condition, including walls, doors, windows, and balconies, should be carried out.

This step not only helps identify any existing issues but also determines what work needs to be done during construction and how to plan the budget accordingly. If problems are found, it's essential to contact the developer (KFS) promptly to prevent further complications down the line.

First, inspect the house for cracks.

1. Carefully examine the floors and ceilings for cracks. If cracks are present, assess their type.

Generally, cracks that run parallel to the beams are considered minor quality issues and typically don’t affect the usability after repairs. However, if the crack is at a 45-degree angle near a corner or perpendicular to the beam, it may indicate serious structural problems due to foundation settlement.

2. Check the exterior walls for cracks. Any cracks on the outside walls are usually a sign of significant quality issues.

3. Inspect load-bearing walls for cracks. If the crack runs through the entire wall and is accompanied by wear, it could signal a dangerous structural problem. In such cases, the buyer should avoid purchasing the property.

Second, check for tilting in the structure.

You can use a heavy rope tied to a weight and hang it from the roof to measure the tilt of the walls by checking the distance from the wall to the floor.

Third, check for water leaks.

Buyers should pay close attention to water seepage on the floor and ceiling. Look for signs like discoloration, blistering, peeling, or flaking on the walls, as these can indicate leakage.

Also, inspect the kitchen, bathroom, balcony, and pipe connections for any signs of water leakage.

Fourth, check the walls and floor.

1. For a roughly renovated living room, ensure the walls are smooth and free from noticeable unevenness. Checking the walls is one of the most critical steps during house acceptance.

It’s best to conduct this inspection the day after heavy rain. If there are issues with the walls, they will become very apparent. In addition to checking for leaks, make sure the walls are not cracked.

2. Look for lime "explosion" on the walls. This happens when the lime isn't fully matured or the cement has too much sediment, causing the surface to become loose and fall off when tapped with a metal object.

3. The floor should be smooth and not dusty.

4. Ensure that the tiles in the kitchen and bathroom are properly laid, without cracks or hollow spots. They should be solid and well-attached.

5. Verify that the bathroom and kitchen floors have been properly sloped for drainage. The slope should direct water toward the drain, not towards the door or into the room. Make sure the water flows freely to the outlet.

Sixth, check the doors and windows.

Focus on the window and balcony door inspections. The main concern is the sealing and tightness of the windows. While testing the seal is best done during rainy weather, you can usually check the condition of the sealing strip to see if it’s intact and secure.

The balcony door should have a proper level difference between the inside and outside. I’ve seen cases where the balcony and interior levels are the same, leading to water infiltration during heavy rain.

Check the tightness of the doors and windows, ensuring they open and close smoothly. There should be no gaps around the door frames or window edges, and they should be resistant to impact.
